Finding your dream property to rent in Scotland doesn’t need to be challenging when you use a SPC Scotland solicitor firm.

Furnished or unfurnished?

When finding a place to rent it is important to think about the type of property you want to live in and where you want to live. You need to consider if you have your own furniture, in which case you probably need somewhere unfurnished. If you don’t have your own furniture, then a furnished flat may be a better choice.

Location, location, location

You’ll also want to consider things like transport links, outside space and what appliances the property has. It is going to be your home, so make sure you are comfortable with everything there!

Always go to view the property and make sure it has been well looked after and all the necessary certificates are in place.

Legal requirements

The tenancy agreement will stipulate things like the landlord and tenants’ names, how much the monthly rent is and what deposit is required and when the rent will be reviewed.

Make sure to pay your rent on time. And make sure to pay other bills on time too. It is also important to look after the property, ensuring that it is properly cared for.

If you are asked to pay a deposit it will need to be paid to a tenancy deposit scheme which will provide assurance for you and your landlord. This will ensure that it will be returned in full, if the property is returned in the same condition as you found it.

The landlord must insure the property, but you will need your own insurance for your contents.
